Condo Remodel Week Two

Well it's been two weeks since I started the remodel on my rental property.  I am actually quite proud of the progress that I have made in spite of a couple of flaky vendors. Demolition day went very well.  I had to obtain a special No Parking permit so that there was room for the dump truck to park in front of the building.  Much to my surprise, people actually read the signs and made sure not to park in the area where the signs were posted. 

The crew that I had didn't waste any time getting the place cleaned out.  Buy the time I stopped over with lunch for everyone at noon, the place was pretty much empty. I managed to get the windows installed and the drywall work is complete.  Next week, the tile guy and the painter. 

I have decided to blog about this little project of mine because so many of you tell me that you would like to get into buying fixers.  As fun as that sounds I am here to tell you that it isn't quite a easy as you would think and this is coming from someone who has actually had quite a bit of experience in doing so!  The tricky thing is to have good vendor's that you can count on, you've heard to the term "good help is hard to find" it's so true!  Then there is the timing, getting it all scheduled and hoping everything gets done they way you planned which it never does.  Oh and just for the record, remodeling a condo in a 60 unit building doesn't make things any easier.  I had two contractors turn down the job simply because they did not want to deal with the other residents in a condo building, which is why I am subbing it all out myself.
