One reason why you should NOT have a home inspection...
Did I get your attention? Don't get me wrong, I am not suggesting that you don't get an home inspection but if you think that the report is a wish list for the seller then think again. The purpose of a home inspection is to inform you of the condition of the property after all, this is one of the biggest investments that you will ever make. Obviously if you find out that there is a major problem with the home such as a structural problem then you may want to reconsider wether or not you want to proceed with the purchase.
Typically your home inspector will go over his findings at the end of his inspection. He will let you know if there are any serious problems such as electrical or plumbing. Health and safety issues and big system problems are my main concern when I am representing a buyer or seller. Last week I had an inspection that had a BIG health and safety problem which was one of the furnaces manufactured by Consolidated which was recalled because of a defect in the firebox. This is an issue that needs addressing! But little things like a squeaky door knob or a missing sink stopper are not in my opinion items of concern.
Once again, the purpose of your home inspection is to assure that you are making a wise decision to purchase a property. Your report is not a wish list of things to ask the seller to correct or credit you for. If you are purchasing a home in Glendale or Burbank you are more than likely purchasing a home that is old and therefore you should understand that you are not going to get a perfect home, even if you did pay full price!!
