Last week I featured this beautiful Spanish home as my pick for the week . It is already in escrow after just a few days on the market! Why is it already in escrow? Because, the owner's did everything a homeowner should do in order to obtain the highest price in the quickest amount of time. The yards were beautifully manicured the interior was tastefully decorated, clean and uncluttered and most importantly they priced it right!!! My guess is that they had multiple offers and sold for over asking!
The concept of pricing aggressively in order to obtain multiple offers is a much better concept than grossly overpricing your home, with the attitude that you can always go down in price. The higher you price your home, the lower your offers and, the longer you are on the market the less interested buyers will be. By the time you have whittled yourself down to a reasonable asking price, your home is old news.
Don't make the mistake of over pricing your home with the thought that someone is going to just walk in and fall in love. Today's buyers are doing their homework, they are looking at comparable listings and sales. No matter how much they love your home they aren't willing to pay more than it is worth.
