Seller Reality Check

My client's trust me with their single largest asset; it is a responsibility I take seriously! It's my job to get you top dollar for your home.  As a Glendale native and property owner I have a vested interest in doing so. 

These days’ sellers are so focused on getting top dollar for their home that they forget about the BIG picture.  The BIG picture being that we have been faced with some very tough economic times!  Well-qualified buyers are not so easy to come by, especially with the tougher loan standards.  Today's buyers are struggling with the down payment and do not have extra money to make repairs immediately after purchasing their home.  Yes, there was a time when buyers didn't care about the condition of a home because they were going to completely remodel it before they move in anyway. 

Buyers are now looking at move in ready homes instead of homes that need a lot of work.  They are dealing with the fact that the paint may not be the right color or that the kitchen cabinets might not be what they would have picked out.  Buyers' have gone back to the old school way of purchasing a home and living in it until they have the means to make changes later. 

What does this mean to you as a seller??  This means that you are going to have to shell out a little dough and spruce things up a bit.  I always get a kick out the homeowner that asks me what they should do prior to listing their home because the fact of the matter is; they know good and well what they need to do.  Click here for my Things To Do List
