Don't Let This Happen To You
I know I said I was going to discuss the physical inspection report and what it means to both buyers and sellers however I have to go on a little tiny tangent instead.
As you know I have posted about my listing on Lee Drive. You remember the one that was originally listed with another agent for $840,000 then reduced then re-listed with yours truly at $795,000 then reduced again and then re-listed again with another team of agents for $749,000 then reduced to $699,000 for a final sales price of $692,000. This all over a nine month period of a rapidly declining market! Let me remind you that agent #1 brought the seller's an offer for $740,000 and they turned it down!
Now I don't know about you but in these tough economic times $48,000 is a lot of money in my book! The sellers of this property thought they knew more than each of us well respected and very successful Realtor's did and look what it cost them!
