The Importance Of A Good Home Inspection

Purchasing a home is a huge investment therefore I always recommend that my clients have a home inspection.  It is VERY important that you hire a good home inspector, one that takes the time to look at every nook and cranny!  

Just a few months ago I represented some close friends on the purchase of a condo.  The condo was a short sale and our purchase contract stated that it was being sold in its "as-is" condition.  At first my clients thought it was not necessary to have it inspected because the bank wasn't going to make any repairs anyway and we already knew there were some problems.  Good thing they had a sharp Realtor representing them  because we found out that there were some serious problems and we ended up canceling escrow!  Needles to say that was $400 well spent and we ended up finding a nice place in the same complex.   

Tomorrow I will discuss the inspection report and what it means to both buyer and seller.
