A Good Deal
Well my prediction was right, the condo at 320 E. Stocker is now in escrow after just 7 days on the market! I understand they had multiple offers which does not surprise me. I think it is safe to assume that it sold for over asking but I will keep you posted. This brings up a very important subject...pricing to sell. There are some seller's that think that if they price their home too aggressively that they are going to end up giving it away, so they start high with the idea that they can always go down in price. Unfortunately the higher you price (over price that is) your home the lower buyers will come in with their offer. If you take a look at the homes that sell in a short amount of time you will see that they sold closer or in some cases over the asking price. Then there is the seller that thinks if that happens then that means they listed their home too low, not true! In todays market it is essential to keep in mind that the market value of your home is NOT, what you have into it, what you need out of it, or what your neighbor's home sold for six months ago. The bottom line is that the true market value of your home is what a buyer is willing to pay in todays market.
